Melville’s hospitality scene just got a major upgrade. A brand-new Residence Inn by Marriott has officially opened its doors at 500 Broadhollow Road, transforming a once-vacant office property into a stylish, 143-suite hotel that’s set to energize the Route 110 corridor.
Developed by Broadhollow Road Hotel LLC, the $50 million project replaces an aging 6,700-square-foot office building on a 3-acre site. With help from the Suffolk County Industrial Development Agency, this redevelopment is part of a growing trend across Long Island—turning underused commercial parcels into high-value hospitality and residential spaces.
According to the IDA, the property’s annual tax payments will jump from just $26,000 to more than $425,000 by the end of a 15-year PILOT (Payment in Lieu of Taxes) agreement. That’s a huge win for both Melville and Suffolk County taxpayers.
The new Residence Inn by Marriott Melville spans 103,555 square feet and features 111 studio suites, 16 one-bedroom, and 16 two-bedroom units—each with a full kitchen, living area, and workspace. Whether you’re in town for a few nights or a few months, it’s designed to feel like home.
Guests can enjoy a range of amenities that rival any luxury apartment complex:
Gbar & Bistro on-site restaurant
Indoor pool and fitness center
Outdoor fire pit and putting green
Pet-friendly policies
Free breakfast, laundry facilities, and meeting rooms with computer access
“Melville is a regional hub of business and recreational activity, making it a natural fit for Residence Inn by Marriott,” said Diane Mayer, Marriott’s vice president and global brand manager.
The project is expected to create 32 permanent jobs with a $1.3 million payroll, in addition to generating more than $500,000 annually in hotel taxes. It’s the kind of development that strengthens Melville’s position as a key economic driver for western Suffolk County.
And it’s not alone. Just down the road, a new Hampton Inn & Suites by Hilton recently opened at 1030 Broadhollow Road in Farmingdale, and Beechwood Organization is moving forward with The Ferncliff, a massive 299-room extended-stay hotel set to open in 2028 on Spagnoli Road.
Melville has long been known for its corporate offices and industrial roots, but the latest wave of development is shifting toward mixed-use, hospitality, and lifestyle projects. With more companies adopting flexible work models, local leaders are seizing opportunities to reimagine older properties for new uses—making the area more livable, walkable, and attractive to professionals and travelers alike.
