Two Long Island Hamlets Rank Among Top 5 Priciest U.S. Zip Codes

Long Island’s East End continues to dominate when it comes to ultra-luxury real estate. In PropertyShark.com’s 2025 list of the 100 priciest zip codes in the United States, nine of the 11 Long Island entries came from the East End, with two hamlets landing in the national top five.

Sagaponack ranked #3 with a median home sale price of $5.925 million, while Water Mill followed close behind at #5 with $5.5 million. Both slipped slightly from last year’s rankings, when Sagaponack was #2 and Water Mill was #3.

Other Long Island locales also made the top 100 list:

• #12 Wainscott – $4.5 million

• #36 Amagansett – $2.998 million

• #39 Bridgehampton – $2.875 million

• #40 Old Westbury – $2.864 million

• #46 Quogue – $2.723 million

• #85 Fishers Island – $2.213 million

• #90 Sag Harbor – $2.185 million

• #91 Southampton – $2.175 million

• #99 Manhasset – $2.05 million

Nationally, Fisher Island in Miami Beach took the top spot with a staggering $9.5 million median, knocking Atherton, California ($8.333 million) down to #2. California maintained its stronghold with eight of the top 10 zip codes, including Newport Beach, Santa Barbara, Los Altos, and Rancho Santa Fe.

One of the biggest takeaways: $2 million is now the minimum median sale price needed to crack the top 100. Just five years ago, fewer than 50 zip codes had reached that threshold. This year also marked the first time 10 zip codes posted median prices above $5 million.

PropertyShark compiled the rankings using closed residential transactions between Jan. 1 and Sept. 30, 2025. Eligible sales included condos, co-ops, and single- or two-family homes, with median prices rounded to the nearest $1,000. Only zip codes with at least five transactions were considered.
