218 income-restricted apartments now available through state-run lottery

Big news for Suffolk County renters: applications are officially open for the newest addition to Wyandanch Village, bringing 218 income-restricted apartments to 300 Long Island Avenue. This marks the latest milestone in the Wyandanch Rising revitalization initiative, which has been transforming the area around the Long Island Rail Road station into a vibrant, mixed-use community.

What’s Available?

The new building, known as Building L, offers a wide mix of apartment layouts:

  • 19 studios

  • 99 one-bedrooms

  • 79 two-bedrooms

  • 20 three-bedrooms

  • 1 superintendent’s unit

Seven of the apartments will be reserved for individuals with intellectual and developmental disabilities, with supportive services provided by Family Residences and Essential Enterprises (FREE).

Affordable Rents Based on Income

These apartments are available to households earning between 30% and 80% of the area median income (AMI). Rents are income-based, with ranges as follows:

  • Studios: $814 – $1,680

  • One-bedrooms: $866 – $2,413

  • Two-bedrooms: $1,027 – $2,884

  • Three-bedrooms: Up to $3,318

Eligibility will be determined by a lottery system administered by New York State Homes and Community Renewal (HCR).

Building Perks and Amenities

Residents can expect thoughtful amenities designed to support community living, including:

  • On-site laundry facilities

  • A community room and fitness center

  • Free broadband internet

  • 177 on-site parking spaces

The ground floor will also feature 8,700 square feet of community facility space, offered at below-market rents to organizations that provide neighborhood services.

Wyandanch Rising: 15 Years in the Making

Wyandanch Village is one of the most ambitious redevelopment projects on Long Island. Since 2013, the Albanese Organization has delivered four residential buildings, 395 apartments, retail space, and a community plaza complete with a seasonal ice-skating rink.

With Building L nearing completion (expected by January), this $140 million investment continues to breathe new life into the area, creating both housing opportunities and a stronger downtown core.
