A Long Island manufacturer doubles its footprint, signaling strength in the local industrial real estate market.
Bay Shore is about to welcome a big player in the packaging industry. Modern Packaging, a Long Island-based manufacturer of packaging machinery, has signed a lease for 106,216 square feet at Rockefeller Group’s brand-new industrial facility at 55 Paradise Lane.
The company, currently operating out of about 58,000 square feet in Deer Park, will more than double its space when it relocates to Bay Shore in spring 2026. The move is designed to accommodate growth while keeping Modern’s 119 employees close to home.
Rockefeller Group’s Bay Shore project is a 172,622-square-foot Class A industrial facility built on a 10-acre site. The building offers features that today’s industrial tenants demand:
36-foot ceiling heights for modern distribution and manufacturing needs
40 dock doors and 40 trailer parking spaces for efficient logistics
Capacity for more than 7,000 square feet of office mezzanine space
Over 21,000 square feet of dry storage mezzanine space
Parking for 270 cars, accommodating a large workforce
Modern Packaging plans to outfit the space with advanced fabrication equipment, dedicated assembly and testing areas, and new office space, ensuring the facility supports both its workforce and its customers in the food, beverage, and dairy industries.
Bay Shore’s central Suffolk location makes it an ideal hub for manufacturing and distribution companies looking to serve the tri-state area. With direct access to major highways, rail lines, and ports, the area has become increasingly attractive to both national and global companies.
For Rockefeller Group, this project is part of a broader investment in Long Island industrial real estate. The company has been active in nearby acquisitions and developments, signaling confidence in Suffolk County as a long-term logistics and manufacturing hub.
Modern Packaging is a subsidiary of ProMach Inc., a global packaging conglomerate with more than 90 facilities worldwide. Keeping the company’s Long Island operations local is a win for the region, as it not only preserves jobs but also reinforces Suffolk County’s reputation as a center for advanced manufacturing.
The company is also pursuing economic incentives through the Town of Islip Industrial Development Agency (IDA), which could help fuel further investment in the facility and workforce.
While Modern Packaging takes the bulk of the space, about 66,400 square feet remains available for lease at 55 Paradise Lane. Cushman & Wakefield is marketing the space, which could attract additional tenants from industries such as logistics, e-commerce, or high-tech manufacturing.
